48 Property Retail Portfolio Due Diligence

Client Needs:
An offshore real estate equity fund was considering the purchase of a portfolio of 48 retail properties that totaled over 10.0 million square feet. The portfolio consisted of a mix of power centers, grocery-anchored and large strip centers located in the Northeast, Southeast, Midwest and West, in a total of 20 states.

RECI was contacted because of the experience of its principals and senior staff in performing acquisition due diligence for U.S. institutional investors. RECIís principals have worked with or counseled some of the largest institutional real estate investors of the 1980s, 1990s and 2000s.

The assignment was to perform site inspections, review historical sales performance, perform an analysis of demand drivers, abstract and evaluate a sample of all tenant leases, evaluate portfolio pricing and evaluate the opportunities and risks associated with the real estate. RECI staff integrated with the clientís staff, established several site inspection teams and completed property inspections within a matter of days. The inspections, analysis, report preparation was completed for the 48 property portfolio within 14 days.
